Galway Bay fm newsroom – A second attempt to build houses at Cappagh Road in the city has proven successful.
The City Council initially refused planning permission to Kenny Developments Limited for 18 houses at Lenabower.
The company appealed the decision to An Bord Pleanála, which has now overturned the city council’s decision and granted permission for the development.
Galway City Council turned down the plans for the houses at Cappagh Road on the basis that some of the land in question is zoned for recreation and amenity, not housing.
The developers argued that the land zoned RA was two marginal triangles which are extremely small and of no benefit to anyone.
An Bord Pleanála is allowing the development go ahead with 17 conditions attached, despite its own inspector recommending it be refused planning permission.
The Board ruled that given the very small extent of the site which is zoned Recreational Amenity in the current development plan for the area, allowing housing on it, didn’t constitute a material contravention of the development plan.
One condition of the planning permission is that provision be made for the permanent pedestrian access to the site from the western side.
Also houses number 1 to 6 must be deleted from the development of 17 houses and provision for social housing must also be addressed.
